  • It seems that realtors don't list 55+ adult senior living homes properly. You lose sales by not giving you web site the ability to pull just those types of listings. We as real estate web design people can pull it and make content to attract the senior community market but you and/or your fellow agents don't input the listing so it shows in the right field and in remarks "senior community."

    For those that are looking for homes NOT senior but that are near those areas (usually restricted to those 55 or older) they get turned off by you as agent when they notice that you conveniently "omit" to get them to call.

    With the senior market becoming the largest group of the population AND with the most discretionary income I ask agents to "help us help you" by listing this type of real estate more accurately. It helps us as web design companies and the real estate web design of your site because we can create "search strings" that your clients can click on links that will pull ALL homes and condos in the 55+ area that you sevice along side the pages of content we make FOR the area that describes the area.

    This combination lures them in and gets them involved where just a bunch of text? Doesn't really cut it.

    I came across all this from looking for two homes. One home for my mom and one for my sister.

    I found that senior, adult, 55+ communites are AWESOME! They are like country clubs with amenities that you have to spend twice as much to get in most markets. Adult communities have a unique lifestyle which more and more are prefering. They are less expensive, quieter and more community minded. Its a great place to live at this age when in generations past it was "retirement" rather than really having the time to live and do the things and socialize with people like you that you didnt have the time. For her it would give her the "southern way" of life she has been accustomed to where you know your neighbors

    But I was frustrated quickly when I went to realtor.com and did a search choosing "senior community" and found it doesn't atually work. You get the same results whether you check the box or not. So while you work on dong a better job in putting in your listing be sure to ask realtor.com why realtor.com searcher not accurate they have all these boxes to choose in an advanced search yet they dont work.

    Try it. 92586 is an area that is a blend of senior and non senior homes. However if you click and unclick the "senior community" box in the advanced search section it doesnt change the results. This makes it frustrating for both sides of the 55+ real estate. 55+ lookers dont get quick access to all listings and those that cant buy and live in those homes get frustrated because there are no remarks that it is in a senior community.

    OK, OK I know what you are thinking (I'm not a total geek, I know the sales side some)......"well this way I can get the bottom feeders to call me and that is lead that I can bump them up some once they see its unrealistic to get homes at the senior community price range"

    True, maybe.....but for every deal you might get that way you might lose 2 or 3 senior homes. Also consider that starting off that way you get a striek against you for the "bait and switch." Now dont get riled up but studies show thats how they feel and later on when you need a "mulligan" they might walk and you are wondering why or just think it was your weird client when in acutality you lost a little room becaues of how your relationship started.

    Think about it all, I may be nuts but watch your market with this in the back of your head and if it starts to apply then do something about it.
