If you have even the basic website you have a section in it that is called something like traffic analysis. This tells you how many people have visited your site and a host of other things. It should also tell you what someone put into Google , MSN and Yahoo to GET to your site and what page they landed on in your site. Find that list and do some investigation. Are there any phrases that your site ranks #1 or the first page of ALL 3 top search engines If you do then when you do your next direct mail campaign I want you to take a portion of your budget and direct it to the geographical or demographical client that might put in that phrase. So we advised them to not shotgun their direct mail and to take a portion of their budget to market to Jupiter Inlet Colony. WHY Because people want action over words and when they look you up for that phrase and you show up on the first page of the big 3 you get points over anyone else that tries to pitch them. Before they get to you they want what they want. THEN if you have that THEN they look to see who you are. Your website is sitting there.....on the search engine for something.....USE IT! Another note sometimes your site has better search engine results than people are using. What this means is that traffic analysis is only for what happens when people GET to your site, it doesn't go out and look for all the phrases that the search engines have you listed for. Therefore, before you decide on what phrases you will use to decide on go to MSN, Yahoo and Google and put in some search terms and see for yourself. You might be surprised that your real estate web site might be getting top ranking for phrases that no one has clicked on yet. This happens when your are climbing to the top and you just got to the first page that day or week and no one has clicked on it yet. There are other reasons why. But its what shows up that matters and if you show up then market it baby! Take any selling point you can......c'mon you are in real estate where water view is marketing at its finest. What phrases to try that is not on the traffic analysis list make a list of the cities that are in your searcher on your web site and try these city real estate, real estate in city, cityreal estate agent, real estate agent in city,homes for sale city, city homes for sale......etc. also replace city with county or things like south florida or west end or other slang that describes areas that are famous nationally or locally. It will take some time but is an extra sale worth it Good luck!
