  • I was just watching "National Open House" and they showed houses all over the country and giving perspective as to what you could buy for the money.

    As I watched I saw Victorian homes, Craftsman homes, California Custom and other Custom Designed Homes types along with tract style homes. It got me thinking "why don’t we have a search feature by type of home?

    So I looked at feeds throughout the country and no one does this. I also added my pet peeve about real estate agents not correctly listing 55+ adult community properly in the MLS and had to write my two cents on the internet about this.

    If you are an expert in "Performance " real estate web services you know that the key is connecting the visitor's needs to what you have on the site. For example, if you are 55 and older and could go to a site and search for ONLY 55+ homes and you were assured that all possible adult homes were in the database you would REALLY connect. Furthermore when you try other sites you immediately notice the disconnect of having to sift through properties and not having the pinpoint access to what you want.

    I know more MLS boards are switching to RETS and we applaud it. Having a uniform code helps allot. However, I wish there were more real estate fields that home buyers look for.

    • 55+ only designation used like it should be (realtors misinput these thinking they will get more business)
    • Home Type: Victorian, Craftsman, etc.
    • Dockfront (for waterfront that has dock for boat)
    • Separate "pool" and "community pool" designations (most realtors cheat on this)
    • Guest House, Casita, etc.
    • Detached Garage

    These are just a few that real estate agents should have the attention to detail AND discipline to input the listings correctly as well as the MLS offering the extra fields necessary then the average internet experience would DRASTICALLY change and lead conversion (inquiries turning into sales) would double.

    With clients all over the country I hear every day about some seminar they went to or some "guru" , "webmaster" or "SEO guy/girl" telling them they have to do this  new fad or that fad. Yet the true things that would help you is not what you will hear from 99% of other real estate web design companies.

    We have been around since 1994 and consistently have the highest proportion of clients that are high ranked and making money in our industry so we don't do forums to have our clients experiment for us or have to spam millions of agents to get business.

    The key to getting more conversion is to have your MLS listings IN your site not linking out to an "IDX Solution". The next is to have the searcher utilizing YOUR coverage area by having the choices prioritized to your coverage area first then the other areas.

    Last of course in regards to your searcher is pushing your broker and MLS to offer more fields like the abovementioned and to list properties more accurately. It takes your single effort and the efforts from those around you that your opinion affects.

    In the next few years as more MLS boards joins the RETS platform YOU have the ability to mold it to become more of a lead generator if you put your two cents in consistently.
