The market has changed and new home builders and developers look for outside real estate agent's to help. Since the media has hyped up the real estate housing market and sales are off 30%, home developers are reacting by offering severe incentives, discounts and creative financing structures to shield them from losing more. Years ago new home developers snubbed outside real estate agents, now they look at you like a long lost relative after hearing you won the lottery. Developers are offering 5% and more to the selling real estate agent. They are also notifying agents of the disconts and incentives. One of our clients in a very high end real estate market stated that developer are dropping their prices from $50k to as much as $200K in order to not keep inventory as we go into the slower time of the market. We recommend getting an assistant or your broker to give you a temp to contact the local developers ( you might have to contact their corporate offices because local office may be just sales reps who might not be as diligent in helping) and create a contact list, get yourself on their mailing list to stay abreast of incentives. If you have a top ranked website, have your web geek build a mini version of a developers offering (pick one that you know will pay you commissions on the people you bring) and promote it. Look at our yorba linda real estate client. Now scroll down to the bottom and you will see Dry Creek Estates its a developer site we made for Edie's team so she could go to the developer and get them to give her team commissions from the people her team brings. This site ranks better on the search engines better for Dry Creek Estates then the developer does. Even for Yorba Linda New Construction this developer mini site ranks better. This may be too far out there but getting connections with developers and using your website to culitvate deals, newsletters mentioning the newhome market but keeping acutal developers under wraps so you get the deals are just a few things you should think about.
