RETS (The Real Estate Transaction Standard) is coming. The top MLS boards in the country are working together to try to get this off the table and into action. This will make it easier for real estate web deisgn companies like ours becuase wiht uniformity comes less customization time we have to charge our clients for.

The most important thing we hope comes from this is "purifying" the data. Web site visitors are frustrated in not being able to search properly. 55+ plus is a great example.

55 plus property cant be lived in by those younger and the community is really for that age group. They are less expensive than those not age restricted yet across the country properties are being listed without designating it. This has mainstream buyers seeing a property that until they contact the agent they don't know its a property they cant buy for themselves. This causes their real estate home hunting to slow down as it creates a "mine field" effect. Meaning, they no longer trust what they are seeing and when they find out the agent misdirected them it builds animosity.


Another benefit we hope comes from the uniformity of real estate search data is accomodating other fields; detached garage, dock, canalfront, craftsman and casitas to name a few. In some areas like california, being able to search for a detached garage or casits (guest house or "granny flat")  in homes would significantly incresae lead conversion on sites because the client is trying to connect with the real estate experience.

When they search and find JUST those homes it rewards them intrinsicly and heightens their interest which leads to contacting the real estate agent.

How many times have you looked for florida real estate and choose waterfront and all the listings are next to a pond that you can throw a football over? I know you are laughing or at least smirking but if there was a "dock" and "canal" field then those that are looking for that type of propety (usually a more expensive property right?) would see what they want to see it would in turn increase contact to the agent,.

There are many examples but you can see that if RETS can also purify the data and data submission it would significantly increase lead capture and lead to sale conversion.

Today the typical real estate search on sites are pathetically substandard BECAUSE they lack this type of vision.

We ask that you the agent input listings more appropriately. Even putting in the public remarks section is a thing you can do today because we as advanced IDX MLS real estate integration experts can pull from those phrases and create a database so your clients can get a better real estate search.

Real estate web sites need the support from the real estate community to make it better. RETS we hope will give uniformity AND a more "pure" and useable experience to the web site visitor.
