I just got off the phone with one of my Boca Raton Real Estate clients who changed the lead capture settings to the site. He was making money and getting great leads but he go to thinking and thought he would crank up the lead capture.by changing the settings.

He talked to one of my TOP programmers who did it for him without checking wtih me. I caught it by mistake but what I had to explain to the programmer and the client is this: getting more leads may not get you more sales.

Lead capture is not exact. What works in Westport Real Estate won't work for web sites dealing with Blue Ridge Real Estate . Asking for them to register right away, only showing some things or allowing full access have their price concerning turning the real estate web site visitor into a sale.

When you go for just getting lead capture you give up the legitimate client that is past the discovery stage and almost ready to buy a home.  

Why? because the real estate web site visitor that has gone past the "discovery stage" has been on a few sites already.They expect to get to search and view before they have to give something (email and number). So when you ask them to do what others in your area don't they bounce to another site. 

Lead capture too soon will have you working three times as hard to revive them back into using you. If you call or email them canned pitches? You are lead quick sand as every word or "if you know of anyone that is interested please refer me" crap (its like a bad hairpiece....you are the only person that thinks the "shpeel" really works)is spoken you are growing miles apart from the client.

I see this allot. Great real estate agents when dealing with people on the street getting farther because they have their appearance and presence going for them but they try it on the internet client and they get nowhere.

Most sites don't have adjustable lead capture systems like we do (you can set a lead box to come up after vewing so many pages, so many types of pages, how long they have been on the site, showing you have more homes than standard search or more pics than what everyone else is showing, etc). But if you have a choice to get lead capture right away or after some views, play with it in a scientifici way. Don't think the goal is to get registrations, they are not deals yet for the most part.

Most real estate web design people are reading this and falling asleep because they don't get it. You know the difference as to what you get when you don't present properly or "close" too soon.

To test if your lead capture is too tight look at the last 20 leads that registered. Did they use "I have a realtor," or "we wont be doing anything for a year?" Then your approach and/or lead capture is not right.

Those are commonly used "block out" phrases potential real estate sales use to shake off an agent that approached them wrong. If you are getting those allot then rethink your lead capture and or approach after you get the lead.

These people ARE buying from someone else till you figure it out.
